Airbnb & short-term rental buyer's agent · Australia

Buy a property that pays its way.

I help Australians find, buy and set up investment properties that work as Airbnb and short-term rentals, and still stack up if they ever need to go long-term.

  • Licensed buyer's agent · Licence no. 4844410
  • Short-term rental owner since 2022
  • Ownership, not arbitrage
Emiliano Mazzoni, short-term rental buyer's agent and founder of STR Accelerator

Two ways to work with me

I buy it for you, or I teach you to do it yourself

Same approach either way: run the numbers first, check the rules before you buy, and only buy a property that still works as a long-term rental.

Done for you

Buyer's agency

I find, assess, negotiate and buy a property with you that's set up to work as a short-term rental. I own and run short-term rentals myself, so I buy like an operator, not just an agent.

  • Strategy session to set your budget, goals and target areas
  • Market research using short-term rental booking data
  • Due diligence on zoning, council rules and strata by-laws
  • Cash flow projections, plus a long-term rent fallback
  • Negotiation, auction bidding and support through to settlement
  • Optional help with furnishing, listing and automation setup

Before you buy

Can you answer these about the property you're looking at?

Most costly short-term rental mistakes come from questions nobody asked before signing the contract.

  • Does the council allow non-hosted short stays here?Zoning and registration rules vary by area.
  • Do the strata by-laws ban short-term letting? Many apartment buildings already do.
  • What will it really earn after every cost?Cleaning, fees, rates, insurance and the loan.
  • Is there demand all year, or just in summer?Seasonal markets can leave months empty.
  • Does it still work as a long-term rental?Your safety net if rules or demand change.
  • Am I paying a fair price? The selling agent works for the seller, not you.

If you're not sure, that's exactly what I check for you.

Why ownership

I don't teach rental arbitrage. Here's why.

Renting someone else's property to list on Airbnb gets sold as the easy way in. I think it's a losing game for most people.

Owning the property

  • You build equity in an asset that's yours
  • You choose the property and zone with the rules in mind
  • If short-term rental stops making sense, you can switch to a long-term tenant

Rental arbitrage

  • You pay rent on a property you'll never own
  • The landlord can end the lease or raise the rent
  • Rents can rise faster than your Airbnb revenue, and new rules land on you

Buyer's agency

How buying with me works

  1. Free call

We talk about your goals and budget, and whether I'm the right fit.

  2. Strategy

We agree on a brief: budget, areas, property type and the numbers it needs to hit.

  3. Search and assess

I shortlist properties and check demand, rules, strata and cash flow on each one.

  4. Negotiate and buy

I negotiate or bid for you and manage the process through to settlement.

  5. Set up

Optional: furnishing, listing and automation, so it runs without taking over your life.

What I look for

The properties most likely to perform

1

Demand all year

Hospitals, universities, events and business travel, not just school holidays.

2

Rules that allow it

Zoning, council requirements and strata by-laws that permit short stays.

3

A safety net

The numbers still work if it's rented out long-term.

I never recommend a property that only works as an Airbnb.

About me

Hi, I'm Emiliano

I studied economics and international business, then completed a Master of Secondary Teaching and became a full-time high school teacher. I'd tried dropshipping, affiliate marketing, Amazon FBA and trading. None of it gave me what I wanted: income that didn't depend on me turning up every day.

In 2022 I bought my first short-term rental. Today my properties cover my living costs, and I've learnt what works, what doesn't, and which mistakes cost the most. I use AI and automation software for pricing, guest messages, check-ins and cleaning, so managing my portfolio takes me less than 20 minutes a day.

I started STR Accelerator to help others do the same, properly. That means owning the asset, checking the rules before you buy, and only buying when the numbers make sense.

FAQ

Common questions

What does an Airbnb buyer's agent do?

A buyer's agent works for you, the buyer, not the seller. I search for and assess properties, negotiate the price and manage the purchase through to settlement. Because I specialise in Airbnb and short-term rental properties, I also check demand, council rules and strata by-laws before you commit.

Which areas do you buy in?

[List the areas or states you buy in, and whether you buy remotely for interstate clients.]

How are you different from other buyer's agents?

Most buyer's agents buy for capital growth. I specialise in properties that work as short-term rentals. I own and run them myself, so I check what general agents often miss: council and strata rules, year-round demand, real running costs, and whether the numbers still work as a long-term rental.

Do I have to manage the property myself? How much time does it take?

It's up to you. With the right setup, most of the work runs on autopilot: I use AI and automation software for pricing, guest messages, check-ins and cleaning schedules, and spend less than 20 minutes a day managing my whole portfolio. If you'd rather not be involved at all, you can hand it to a local co-host or manager instead. How much time it takes you will depend on your setup.

How much does a buyer's agent cost?

[Explain your fee: flat fee or percentage, what's included, and when it's paid.] We'll talk through it on the free call before you commit to anything.

Can you buy for me if I live interstate?

[Yes/No: explain how you handle remote purchases, e.g. video inspections, building and pest reports, and digital contracts.]

Is short-term rental still worth it with all the new rules?

In the right location, with the right property, it can be. But the rules are tightening, which is why I only recommend properties where short stays are allowed and the numbers still work as a long-term rental.

Should I choose the buyer's agency or the coaching?

If you're time-poor and want an expert to handle the search and purchase, the buyer's agency is the better fit. If you want to learn the skills to do it yourself, now and for future properties, choose the coaching. Not sure? Book a free call and we'll work it out together.

Can you guarantee a return?

No. Nobody honestly can. Bookings, costs, interest rates and rules all change. What I can do is help you buy a property that's been properly checked, with realistic numbers and a long-term rental fallback.

Are short-term rentals allowed everywhere?

No. Rules vary by state and council, and some strata schemes ban short stays. Checking this before you buy is a core part of how I work.

Do you help with finance?

I'm not a mortgage broker, but I work with an expert broker who understands short-term rental investors, and I can introduce you.
